How to Find Flatmates in Delhi NCR: Gurgaon, Noida and Delhi (2026 Guide)

In this article

Sharing a flat is the most common way to make Delhi NCR rents work, whether you have just moved to Gurgaon for a new job or want more space than a PG in Noida. Every month thousands of people search for flatmates in Gurgaon, Noida and Delhi, and most end up scrolling through crowded Facebook groups full of repeated posts and the odd scam. This guide shows you where to look, what a room really costs, how to check a flatmate before you move in, and how to set things up so sharing stays friendly.

Two ways to live with flatmates

Before you start searching, decide which of these you want. It changes where you look and what you sign.

  • Take a room in an existing flat. Someone already rents the flat and needs a flatmate to fill a room. It is the quickest option and often comes furnished, but the house rules, the owner and the agreement are already set.
  • Rent a whole flat together. You and one or two people you trust rent a flat directly from the owner. You choose the home, everyone signs the agreement and nobody is a sub-tenant. This needs more planning but gives you the most control.

Where to find flatmates in Delhi NCR

1. City Facebook groups

Facebook is still where most flatmate posts in NCR appear. Search for groups such as "Flat and Flatmates Gurgaon", "Flats and Flatmates Noida" and "Flats and Flatmates Delhi", plus area-specific ones for Greater Noida West, Indirapuram or South Delhi. Posts usually list the sector, room type, rent per person and whether the room is for a man or a woman.

How to use them well:

  • Filter by your area and budget using the group's search bar instead of scrolling.
  • Write a short post of your own: your work or college, budget, move-in date, preferred sectors and a line about your habits. Good flatmates often reach out first.
  • Check the poster's profile. A new profile with no friends and a too-good-to-be-true rent is a warning sign.

2. WhatsApp and Telegram groups

Many Facebook groups have WhatsApp or Telegram spin-offs for specific areas, such as a group for one Gurgaon sector or one Greater Noida West society. They move faster, but anyone can post, so apply the same checks as above.

3. Your office, college and professional networks

A flatmate from your own company or batch is usually the safest choice: you share a commute and you can easily check who they are. Ask in office Slack or Teams channels, alumni groups and LinkedIn. On Fishbowl, the professional community app, there is a "Flatmates Gurgaon" group where people in tech and consulting post rooms and flatmate requests.

4. Flatmate and rental apps

Rental platforms such as NoBroker have flatmate sections, and dedicated sites like Flatmate.in and FindMyRoom list shared rooms in NCR cities. They let you filter by rent, gender and location. Treat listings the same way as social posts: visit before paying anything.

5. Friends of friends

Tell people you are looking. A friend's colleague who is moving to Noida next month can be a better match than a stranger, because someone you trust can vouch for them.

What a room costs with flatmates

Your share depends on the area, the size of the flat and whether the room has an attached bathroom or balcony. Some recent examples:

  • Gurgaon (Golf Course Road and Sohna Road sectors): recent posts in the Fishbowl "Flatmates Gurgaon" group show a furnished room in a 3 BHK in Sector 46 at ₹13,000 a month including Wi-Fi, a room in Sector 40 at ₹18,000 per person, and a room in Sector 49 at ₹20,000 including maintenance.
  • Noida Sector 62: a 2 BHK averages about ₹27,000 a month according to Housing.com, so roughly ₹13,500 each for two flatmates.
  • Greater Noida West: unfurnished 3 BHK flats commonly rent for ₹18,000 to ₹28,000, which is about ₹6,000 to ₹9,500 each when three people share.
  • Delhi: rents swing widely by area. See our guide to rent in Delhi NCR for ranges by locality, or our guide to the best areas to live in Delhi NCR.

Remember to add your share of society maintenance, electricity, Wi-Fi, gas and any cook or cleaner. In shared flats these can add ₹2,000 to ₹5,000 a month per person, depending on how much the AC runs.

How to choose the right flatmate

Most flatmate fights are about money, cleaning and guests, not about big personality clashes. Ask about these on the first call, before anyone visits:

  • Work and sleep hours: a night-shift worker and an early riser can share happily, but only if both know in advance.
  • Food: vegetarian or not, cooking at home or ordering in, and whether the kitchen is shared.
  • Guests: how often, overnight stays, and partners visiting.
  • Smoking, drinking and pets.
  • Cleanliness: who cleans what, and whether you will hire help.
  • Budget and how long they plan to stay. Someone who might leave in three months is a risk on an 11-month agreement.

Then meet in person, ideally at the flat. Ask for their workplace or college, check their LinkedIn, and if they are moving out of another shared flat, ask whether you can speak to their current flatmate.

Red flags and common scams

  • A token before a visit. Never pay to "hold" a room you have not seen, however busy the poster says the listing is.
  • An owner who is "abroad" or unreachable. If you cannot speak to the owner, you cannot be sure the flat is really available.
  • No agreement, or one you are not allowed to read. If you are moving into someone else's flat, ask to see their agreement and check that sub-letting or extra occupants are allowed.
  • Pressure to pay a personal UPI ID immediately. Pay only after the visit and the paperwork, and keep receipts.
  • Photos that look like a hotel or a different city. A quick reverse image search catches many fake listings.
  • Rent far below the area average. If a furnished room on Golf Course Road is half the usual price, ask why.

The paperwork you need

Sharing does not change the basic rules of renting in NCR.

  • Put every flatmate on the rent agreement. If only one person signs, the others have no legal standing with the owner, and the one who signed is responsible for everything. In Uttar Pradesh (Noida, Greater Noida and Ghaziabad) the 2021 tenancy law also requires every tenancy to be in writing. Our rent agreement guide explains the rules state by state.
  • Get the owner's written consent for sub-letting. If you are taking a room from an existing tenant, make sure the owner has agreed to an extra occupant.
  • Police verification for each flatmate. Tenant verification is required across Delhi NCR, for every adult living in the flat. See our police verification guide.
  • Society registration. Many societies ask each resident to register for gate and visitor apps.

How to split rent and bills fairly

An equal split is simplest, but it is only fair if the rooms are similar. A common approach is to weight the rent by room:

  • Give the room with an attached bathroom, balcony or more space a bigger share.
  • Split common costs such as maintenance, Wi-Fi, gas and a cook equally.
  • Split electricity equally, or by usage if one person runs the AC far more and the flat has separate meters.

Example: a ₹30,000 3 BHK shared by three people could split as ₹11,500 for the master bedroom with an attached bathroom, ₹10,000 for the second bedroom and ₹8,500 for the smallest room.

Use a shared expense app or a simple spreadsheet so everyone can see what has been paid. Agree in writing who paid the security deposit, how much each person put in, and how it will be returned when someone moves out. Our security deposit guide covers what landlords can and cannot deduct.

A simple flatmate agreement checklist

Alongside the rent agreement with the owner, write a short one-page note between flatmates. It does not need to be formal, but everyone should agree to it:

  1. Each person's share of rent and the date it is due.
  2. How bills, groceries and household help are split.
  3. Who paid the deposit and how refunds work.
  4. Notice period if someone wants to leave, usually one month.
  5. Whether the person leaving must find a replacement, and who approves the new flatmate.
  6. Guest and overnight-stay rules.
  7. Cleaning roster and quiet hours.

When a flatmate moves out

Agree a fixed notice period and stick to it. The person leaving should pay rent until their notice ends or until a replacement moves in, settle their share of bills using a final meter reading, and hand back keys and access cards. Update the rent agreement and the society's records with the new flatmate's details, and make sure the new person completes police verification.

FAQs

Questions renters ask.

How do I find flatmates in Gurgaon?

Start with city Facebook groups such as "Flat and Flatmates Gurgaon" and their WhatsApp spin-offs, ask in office and alumni networks, and check flatmate sections on rental apps. Post your own short request with your budget, sector and move-in date, and always visit before paying anything.

How much does a room cost with flatmates in Gurgaon?

A furnished room in a shared flat in central Gurgaon sectors often costs about ₹13,000 to ₹20,000 a month per person, before your share of bills. Rooms further out, or in Greater Noida West and Ghaziabad, can cost much less.

Is it legal to share a rented flat with friends?

Yes, as long as the owner agrees. The safest set-up is to have every flatmate named on the rent agreement. If you take a room from an existing tenant, check that the owner has agreed to sub-letting or extra occupants in writing.

Do all flatmates need police verification?

Yes. Tenant police verification is required across Delhi NCR for every adult living in the flat, not just the person who signed first.

How should flatmates split rent?

Split equally if the rooms are similar. If one room is bigger or has an attached bathroom or balcony, that person usually pays more, while common costs like maintenance and Wi-Fi are split equally.

Can friends rent a whole home together with Ease Your Lease?

Yes. Most EYL homes are open to friends sharing, with zero brokerage and online booking for 20% of one month's rent. Female Exclusive homes are only for women and are clearly marked.
