Rent Agreement in Noida, Greater Noida and Ghaziabad (2026): Stamp Duty, Registration and the Online Process

In this article

If you are renting a flat in Noida, Greater Noida or Ghaziabad, your rent agreement follows Uttar Pradesh rules, not Delhi's. UP has its own tenancy law, its own stamp duty and its own online registration system, IGRS UP. This guide explains what the law asks for, how stamp duty works, when an agreement must be registered and how to do it, so you know what to sign before you move in.

This is general information, not legal advice. Fees and procedures change, so check the current amount on IGRS UP or at the sub-registrar's office before you pay.

Rent agreements in UP at a glance

  • The law: the Uttar Pradesh Regulation of Urban Premises Tenancy Act, 2021 covers rented homes in Noida, Greater Noida and Ghaziabad. It says a home can only be let through a written agreement.
  • 11-month agreements: the most common choice. They do not need registration, and homes let for less than 12 months do not have to be reported to the Rent Authority. They still need stamp duty.
  • 12 months or longer: the landlord and tenant must report the tenancy to the Rent Authority within two months, and a lease longer than a year must be registered at the sub-registrar's office.
  • Security deposit: capped at two months' rent for homes.
  • Stamp duty: paid on every agreement, usually through an e-stamp certificate. The UP cabinet approved lower, flat fees for rent agreements in September 2026; check IGRS UP for the date they take effect.

Which law applies in Noida, Greater Noida and Ghaziabad

Noida and Greater Noida (including Greater Noida West) are in Gautam Buddh Nagar district, and Ghaziabad, including Indirapuram, Vaishali and Raj Nagar Extension, is its own district. All of them are in Uttar Pradesh, so rented homes there fall under UP's 2021 tenancy law. If you want the general background on why most agreements in Delhi NCR run for 11 months, our rent agreement guide explains it. Here we cover what is specific to UP.

The parts of the UP Act that matter most to tenants:

  • Written agreement (Section 4): no one may let or take a home on rent except through an agreement in writing.
  • Rent Authority (Section 4): the landlord and tenant must jointly inform the Rent Authority, in the form set out in the Act, within two months of signing. Homes let for less than 12 months are exempt. If they do not inform it jointly, each must do so separately within one more month. The Rent Authority then gives the tenancy a unique identification number.
  • Length and renewal (Section 5): the tenancy lasts as long as the agreement says. You can ask to renew before it ends, and a renewal is a new agreement on terms you both accept.
  • Rent increases (Section 9): rent is revised as the agreement says, so write the increase rule into it.
  • Security deposit (Section 11): no more than two months' rent for a home, refunded when you hand back the flat, minus anything you owe.
  • Sub-letting (Section 7): you cannot sub-let any part of the flat without a supplementary agreement with the landlord.

11 months or longer: which agreement do you need?

An 11-month agreement

Most tenants in Noida and Ghaziabad sign an 11-month agreement and renew it. The Registration Act makes registration compulsory only for leases from year to year, longer than a year, or with a yearly rent, so an 11-month agreement does not have to be registered. Under the UP Act, a home let for less than 12 months also does not have to be reported to the Rent Authority.

It still has to be on paper of the right stamp value, signed by both of you. Two witnesses are a good idea. Many people also have it notarised. A notary only attests the signatures; notarising does not register the agreement or change the stamp duty.

A lease of 12 months or more

A longer lease gives both sides more certainty, but there is more to do. The landlord and tenant must report it to the Rent Authority within two months, and if it runs for more than a year it must be registered at the sub-registrar's office. Registration has its own fee, and both of you (or someone holding a power of attorney) need to attend.

Stamp duty on a rent agreement in UP

Every rent agreement in UP needs stamp duty, whatever its length. Without the right stamp, the agreement can be hard to rely on if there is ever a dispute.

  • How it is paid: UP uses e-stamp certificates issued through the Stock Holding Corporation of India (SHCIL), sold at authorised collection centres. The e-stamp shows the amount, the parties' names and a unique certificate number you can verify on the SHCIL site.
  • How much: the duty depends on the rent and the length of the agreement. In September 2026 the UP cabinet approved flat, lower stamp duty and registration fees for rent and lease agreements of up to 10 years. Reports in October 2026 still described them as on the way, so check IGRS UP or ask at the e-stamp centre or the sub-registrar's office for the amount that applies on the day you pay.
  • Who pays: under the Indian Stamp Act, the tenant pays the stamp duty on a lease unless the agreement says otherwise. Many landlords and tenants split it; agree on this before the e-stamp is bought.

How to register a rent agreement on IGRS UP

You only need this for a lease longer than a year. IGRS UP (igrsup.gov.in) is the UP Stamp and Registration Department's portal for registering documents.

  1. Agree the terms and draft the agreement. Include both parties' names and addresses, the flat's full address, rent and due date, deposit, length, lock-in, notice period, rent increases, who pays maintenance and bills, and a list of fittings and furniture.
  2. Check the stamp duty and registration fee on IGRS UP or at the sub-registrar's office, then buy the e-stamp for the correct amount.
  3. Fill in the document details on IGRS UP and book an appointment at the sub-registrar's office for the flat's area: Gautam Buddh Nagar for Noida and Greater Noida, Ghaziabad for Ghaziabad.
  4. Attend the appointment with the landlord, the tenant and two witnesses, all with photo ID. The office takes photographs and thumb impressions and registers the document.
  5. Collect the registered agreement and keep a copy each.
  6. Inform the Rent Authority within two months, jointly, as the UP Act requires for tenancies of 12 months or more.

Documents you need

  • Tenant: Aadhaar or another photo ID, passport-size photos and proof of your permanent address.
  • Landlord: photo ID and proof that they own the flat or have the right to let it.
  • Witnesses: two people with photo ID, if you are registering or want witnesses on an 11-month agreement.
  • Anyone signing for someone else: a power of attorney.

In Noida and Greater Noida, most society flats stand on land leased from the development authority, so the owner's main title document is often a registered sub-lease deed rather than a sale deed. That is normal. In a new building the owner may only have an allotment or possession letter so far. Ask to see whichever they have, and check that the name matches their ID.

What is different in Noida and Ghaziabad in practice

  • Society rules: many societies in Noida, Greater Noida West and Indirapuram ask for a copy of your rent agreement and your police verification before they let you move in, and some charge a move-in fee. Ask the owner what your society needs.
  • Police verification is a separate step. The rent agreement does not replace it. Our guide to tenant police verification in Noida, Greater Noida and Ghaziabad walks through the UPCOP app and the UP Police website.
  • Deposits: the two-month cap applies across UP, so a landlord in Noida or Ghaziabad cannot legally ask for more for a home.

What to check before you sign

  1. Names and the flat match the owner's ID and ownership papers.
  2. Rent, due date and how you pay, and how and when rent can increase.
  3. Deposit (no more than two months' rent) and when it comes back. Our guide to getting your security deposit back covers fair deductions.
  4. Lock-in and notice period for both sides.
  5. Maintenance and bills: who pays the society maintenance, electricity, water and internet.
  6. Furniture and fittings: a written list, with photos of the flat's condition on the day you move in.
  7. Stamp duty and registration: who pays, and that the e-stamp amount is right.
  8. Renewal: what happens when the 11 months end.

Rent agreements with Ease Your Lease

With Ease Your Lease you do not have to arrange the agreement yourself. You book a home online with 20% of one month's rent, which counts toward your first month's rent and is not refundable. You then upload your documents in your EYL account, and our team verifies them and prepares your agreement. Before you move in, you pay the rest of your first month's rent and a security deposit of one month's rent, refundable, in one checkout. That is half of what UP law allows a landlord to ask for. There is no brokerage, and EYL charges only rent; maintenance and bills are paid separately.

See homes in Greater Noida West and homes in Indirapuram, or browse all homes. Once your agreement is signed, the next step is police verification.

FAQs

Questions renters ask.

Is it compulsory to register a rent agreement in Noida?

Only for leases longer than a year. An 11-month rent agreement in Noida, Greater Noida or Ghaziabad does not have to be registered, but it must be in writing and carry the right stamp duty. A tenancy of 12 months or more must also be reported to the Rent Authority within two months under UP's 2021 tenancy law.

How much is the stamp duty on a rent agreement in Noida and Ghaziabad?

It depends on the rent and the length of the agreement. The UP cabinet approved flat, lower fees for rent agreements of up to 10 years in September 2026, so check the amount on IGRS UP or at the e-stamp centre on the day you pay rather than relying on older figures.

Can I make a rent agreement in Noida online?

Partly. You can draft it yourself, buy the e-stamp at an authorised centre and sign it without going to the sub-registrar's office if it is an 11-month agreement. For a lease that must be registered, you fill in the details and book an appointment on IGRS UP, but the landlord, the tenant and two witnesses still have to attend the sub-registrar's office.

Who pays the stamp duty, the landlord or the tenant?

Under the Indian Stamp Act, the tenant pays the stamp duty on a lease unless the agreement says otherwise. In practice many landlords and tenants agree to split it, so settle this before the e-stamp is bought.

How much security deposit can a landlord in Noida ask for?

No more than two months' rent for a home. That cap comes from Section 11 of the UP Regulation of Urban Premises Tenancy Act, 2021 and applies in Noida, Greater Noida and Ghaziabad. Ease Your Lease takes one month's rent, refundable.

Is police verification part of the rent agreement?

No. Police verification is a separate step, done through the UPCOP app, the UP Police website or the local police station. Many societies ask for both before you move in.
