Best Areas to Live in Delhi NCR for Working Professionals (2026)
Where to live in Delhi NCR based on where you work: the best areas near Cyber City, Golf Course Road, Noida Sector 62, the Noida Expressway, Okhla and Aerocity, with rents and metro links.

In this article
Delhi NCR is not one city but six: Delhi, Gurgaon, Noida, Greater Noida, Ghaziabad and Faridabad. A flat that looks perfect on paper can mean two hours a day in traffic if it is on the wrong side of the region from your office. That is why the best area to live in NCR depends less on the neighbourhood itself and more on where you work. This guide groups the best residential areas by the big office hubs, with typical 2026 rents and metro links, so you can shortlist the right places before you start visiting flats.
Start with your office, not the city
Most working professionals in NCR commute to one of a handful of hubs:
- Gurgaon: DLF Cyber City, Udyog Vihar, Golf Course Road and Golf Course Extension Road.
- Noida: Sector 62 and 63, the Film City and Sector 16 to 18 area, and the tech parks along the Noida Expressway (Sectors 125 to 144).
- Greater Noida: Knowledge Park and the industrial and education belt around Pari Chowk.
- Delhi: Connaught Place, Nehru Place, Okhla, Saket and Aerocity near the airport.
Find your hub below, shortlist two or three areas, then do a test commute at peak hour before you sign anything.
Best areas near Cyber City, Udyog Vihar and Golf Course Road (Gurgaon)
Gurgaon has the most office space in NCR, and rents rise the closer you live to Cyber City. The Yellow Line of the Delhi Metro ends at Millennium City Centre Gurugram, and Rapid Metro Gurugram loops through Cyber City and runs down Golf Course Road to Sectors 55 and 56.
- DLF Phases 1 to 3: the shortest commute to Cyber City, with Rapid Metro and Yellow Line stations nearby. 2 BHK rents run from about ₹30,000 to ₹85,000 a month, with builder floors at the lower end and flats closest to Cyber Hub at the top.
- Sushant Lok: close to MG Road, NH-48 and Golf Course Road. 2 BHK about ₹28,000 to ₹50,000.
- Golf Course Road: premium high-rises and gated societies on the Rapid Metro. 2 BHK about ₹40,000 to ₹65,000 in mid-range societies, and much more in new towers.
- Sohna Road (Sectors 47 to 49): popular with professionals for its easier commute to Golf Course Road and Golf Course Extension Road. 2 BHK about ₹22,000 to ₹45,000.
- South City 1: quick access to NH-48 and the airport.
- Budget picks: Palam Vihar (2 BHK about ₹13,000 to ₹28,000) for Udyog Vihar and the airport side, and Sector 37 if you work along NH-48.
Working on Golf Course Extension Road or in the newer business parks near Sector 85? Sectors 82 to 85 along NH-48 and the Dwarka Expressway are cheaper and closer than central Gurgaon. Best areas near Noida Sector 62 and 63
Sector 62 is one of NCR's busiest IT and education hubs, at the end of the Blue Line (Noida Electronic City station). The good news is that several value-for-money areas sit right next to it.
- Sector 62 itself: Housing.com lists average rents of about ₹9,700 for a 1 BHK and ₹27,000 for a 2 BHK. Walking-distance living, but limited stock.
- Indirapuram (Ghaziabad): just across the road from Sector 62, with large societies, malls such as Aditya Mall, and an easy hop to the Blue Line. 2 BHK flats commonly rent for ₹14,000 to ₹30,000.
- Sectors 73, 75 and 76: newer high-rise societies a short drive from Sectors 62 and 63. Housing.com puts 2 BHK averages at about ₹25,000 to ₹30,000.
- Vaishali: on the Blue Line with a direct ride to Sector 62 one way and central Delhi the other.

Best areas near the Noida Expressway and Film City
The Noida Expressway is lined with tech parks from Sector 125 to Sector 144, and the Aqua Line runs alongside it from Noida Sector 51 towards Greater Noida.
- Sector 137: big societies on the Expressway and the Aqua Line, close to Sector 127 offices and Knowledge Park. Housing.com puts average rents at about ₹19,200 for a 1 BHK and ₹26,700 for a 2 BHK.
- Sectors 150 and 151: newer, greener and further out, with Aqua Line access. 2 BHK averages about ₹18,200.
- Sector 44 (for Film City and Sector 18): an established, leafy sector near Botanical Garden metro, where the Blue and Magenta Lines meet. 2 BHK averages about ₹31,700.
Best areas in Greater Noida and Greater Noida West
Greater Noida West (Noida Extension) gives you the most space for your money in NCR: large, newer societies with pools and clubhouses, where an unfurnished 2 BHK often rents for ₹12,000 to ₹20,000. It suits people working in Noida Sector 62, the Noida Expressway or Greater Noida, and anyone who works from home a few days a week. The trade-off is the commute: Greater Noida West still depends mostly on road travel, so time the drive to your office before you commit.
If you work around Knowledge Park or Pari Chowk, Greater Noida itself is calmer and well planned, with the Aqua Line linking it to Noida. See furnished flats in Greater Noida.
Best areas near Connaught Place, Nehru Place, Okhla and Saket (Delhi)
Living in Delhi costs more for the space you get, but it puts you on the city's densest metro network.
- Malviya Nagar, Saket and Sheikh Sarai: close to Saket's offices and malls, with Yellow Line and Magenta Line access to Nehru Place, Okhla and Gurgaon.
- Kalkaji and Greater Kailash: walking or short metro distance to Nehru Place and Okhla.
- Lajpat Nagar: central, on the Violet and Pink Lines, with an easy ride to Connaught Place.
In these mid to premium South Delhi areas, a 2 BHK typically costs about ₹25,000 to ₹55,000 a month. Older builder floors are often cheaper than society flats but usually lack power backup and security. See furnished flats in Delhi.
Best areas near Aerocity and the airport
If you work at Aerocity or the airport, or travel often, look at Dwarka, which has its own Blue Line stations and the Airport Express Line, and Palam Vihar in Gurgaon, one of the more affordable areas on the airport side. New societies along the Dwarka Expressway are also worth a look if you split your week between Delhi and Gurgaon.
How to choose between your shortlisted areas
- Test the commute at peak hour. Drive or ride the metro at 9 am and 7 pm, not on a Sunday afternoon.
- Keep the metro within a 10-minute walk if you do not plan to drive every day.
- Society or builder floor? Societies usually include security, power backup and amenities, which adds to maintenance; builder floors are cheaper but vary a lot.
- Check water, power backup and mobile signal in the flat itself.
- Walk the area after dark. Lighting, security guards and how busy the road is matter, especially if you are coming home late. Women looking for extra peace of mind can start with Female Exclusive homes.
- Count the full move-in cost, not just the rent: deposit, brokerage and the first month can add up to over ₹1 lakh. Our move-in cost guide breaks it down.

FAQs
Questions renters ask.
Which is the best area to live in Delhi NCR for working professionals?
The best area is the one closest to your office hub. For Cyber City and Golf Course Road, look at DLF Phases 1 to 3, Sushant Lok and Sohna Road. For Noida Sector 62, look at Indirapuram and Sectors 73 to 76. For the Noida Expressway, Sectors 137 and 150 work well. For Nehru Place and Okhla, Kalkaji and Malviya Nagar are good choices.
Is it better to live in Gurgaon or Noida?
Gurgaon has more corporate offices and premium housing but higher rents. Noida is generally cheaper, better planned and well connected by the Blue and Aqua metro lines. Choose the city where you work, because crossing between them at peak hour can take well over an hour.
What is the cheapest good area near Cyber City?
Palam Vihar and Sector 37 are among the more affordable options, with 2 BHK flats in Palam Vihar from about ₹13,000 a month, though the commute is longer than from DLF Phases or Sushant Lok.
Where should I live if I work in Noida Sector 62?
Indirapuram in Ghaziabad is right next door and good value, Sectors 73 to 76 offer newer societies a short drive away, and Vaishali gives a direct Blue Line ride to Sector 62.
Is Greater Noida West a good place to live?
For space and value, yes: large new societies with amenities cost much less than in Noida or Gurgaon. The main trade-off is that it still depends mostly on road travel, so check your commute at peak hour.
