Rent in Delhi NCR (2026): What a Flat Really Costs, Area by Area

In this article

Ask ten people what rent costs in Delhi NCR and you'll get ten answers, because the region is really six different rental markets stitched together. A 2 BHK can cost ₹14,000 in one pocket and ₹55,000 twenty kilometres away. This guide gives you realistic 2026 ranges for each area, explains what pushes rent up or down, and shows what you actually pay before you get the keys.

Rent in Delhi NCR at a glance (2026)

For an unfurnished or semi-furnished flat, most 2026 listings fall in these monthly ranges, before society maintenance:

  • 1 BHK: about ₹8,000 to ₹30,000
  • 2 BHK: about ₹12,000 to ₹60,000
  • 3 BHK: about ₹18,000 to ₹70,000 or more

The low end is Greater Noida West, outer Delhi and parts of Ghaziabad. The top end is South Delhi, central Noida sectors and Gurgaon's Golf Course belt. Fully furnished homes usually cost 15 to 25% more than semi-furnished ones.

Rent by area

Delhi

  • Value areas (Uttam Nagar, Dwarka Mor, Burari): 1 BHK ₹8,000 to ₹15,000; 2 BHK ₹12,000 to ₹22,000
  • Mid to premium (Dwarka, Lajpat Nagar, Saket): 1 BHK ₹15,000 to ₹30,000; 2 BHK ₹25,000 to ₹55,000

Delhi's older builder floors are often cheaper than society flats of the same size, but usually come without power backup, security or a clubhouse. See furnished flats in Delhi.

Gurgaon (Gurugram)

  • Sohna Road, Sectors 48 to 57, Golf Course Extension: 1 BHK ₹12,000 to ₹35,000+; 2 BHK ₹20,000 to ₹60,000+

Gurgaon is the most expensive part of NCR, but it is also where new supply is growing fastest. In early 2026 rental supply in Gurugram rose by more than 10% in a quarter and rents eased slightly, according to the Magicbricks Rental Index. See furnished flats in Gurgaon.

Noida

  • Sectors 62 to 63: 2 BHK ₹18,000 to ₹28,000; 3 BHK ₹25,000 to ₹40,000+
  • Sectors 74 to 78: 2 BHK ₹18,000 to ₹32,000; 3 BHK ₹28,000 to ₹45,000+
  • Sector 137 and Sector 150: 2 BHK ₹20,000 to ₹38,000
  • Sectors 18, 19, 50 and 51: 2 BHK ₹28,000 to ₹48,000; 3 BHK ₹40,000 to ₹70,000+

Metro access and the age of the society make the biggest difference here. See furnished flats in Noida.

Greater Noida West (Noida Extension)

  • 1 BHK ₹8,000 to ₹15,000; 2 BHK ₹12,000 to ₹20,000; 3 BHK ₹18,000 to ₹28,000+ (unfurnished)

Greater Noida West is the best value in NCR for space: large, newer societies with pools and clubhouses at a fraction of Noida or Gurgaon prices. Fully furnished homes cost more because furniture, appliances and setup are included. For reference, the homes we list here are ₹30,000 to ₹40,000 a month for 2 to 4 BHK. See furnished flats in Greater Noida.

Ghaziabad

  • Indirapuram and Vaishali: 2 BHK commonly ₹14,000 to ₹30,000

Ghaziabad's established pockets near the Blue Line metro rent for less than most of Noida, with an easy commute to East Delhi. See furnished flats in Ghaziabad.

What pushes rent up or down

  • Furnishing: fully furnished usually adds 15 to 25% over semi-furnished.
  • Metro distance: a 5-minute walk to a station can add thousands a month.
  • Society amenities: power backup, security, pool and clubhouse all add to rent and to maintenance.
  • Floor, view and age: higher floors and newer towers rent faster and for more.
  • Lease length: some owners accept a little less for a longer, reliable tenancy.

What you really pay to move in

The monthly rent is only part of the cost. In a typical broker-led rental in NCR you pay:

  • Security deposit: commonly 2 to 3 months' rent. In Uttar Pradesh (Noida, Greater Noida, Ghaziabad) the state's 2021 tenancy law caps a residential deposit at 2 months.
  • Brokerage: usually about one month's rent, plus 18% GST.
  • First month's rent, paid in advance.
  • Rent agreement: stamp duty and drafting for the usual 11-month agreement. See our rent agreement guide.
  • Police verification: required for tenants across NCR. See our police verification guide.

Worked example: for a ₹25,000 2 BHK, a 2-month deposit (₹50,000), brokerage (₹25,000 + ₹4,500 GST), the first month (₹25,000) and the agreement (around ₹1,500) add up to roughly ₹1,06,000 before you move in. Our move-in cost guide breaks this down further.

How renting works with Ease Your Lease

Ease Your Lease homes are managed and listed with zero brokerage. Some come fully furnished. For the rest, we have partnered with RentoMojo, so you can rent furniture and appliances for a monthly fee instead of buying them. You book online with 20% of one month's rent, which counts toward your first month. After your documents are verified, and before you move in, you pay the rest of the first month plus a refundable security deposit of one month's rent. On a ₹30,000 home, that means ₹6,000 to book and ₹60,000 in total before you move in, instead of more than ₹1 lakh up front.
