What you usually pay before moving in

  • Brokerage: often one month’s rent, paid to a broker.
  • Security deposit: often several months’ rent, held by the landlord. In Uttar Pradesh the law caps it at two months’ rent for homes.
  • First month’s rent, paid in advance.
  • Stamp duty on the rent agreement, which varies by state.
  • Furniture and appliances, if the flat is unfurnished or partly furnished.
  • Moving costs: packers, transport and setting up internet and gas.

An example

Take a flat at ₹23,000 a month. If a broker charges one month’s rent and the landlord asks for two months’ deposit, you would pay ₹23,000 brokerage, ₹46,000 deposit and ₹23,000 first month’s rent: ₹92,000 before you move in, plus furniture if the flat is empty. Your own numbers will depend on the home and the agreement.

The same home with EYL

₹4,600 to book

20% of one month’s rent. It counts toward your first month’s rent.

₹41,400 before you move in

The rest of your first month (₹18,400) plus a refundable one-month security deposit (₹23,000), any time before move-in day once your documents are verified.

₹0 brokerage

You never pay a broker, and every price includes GST.

Furnished, or furniture on rent

Some homes come fully furnished. For the rest, we have partnered with RentoMojo to set you up with furniture and appliances on a simple monthly rent.

That is ₹46,000 in total before you move in, for a ₹23,000 home: your first month’s rent plus a refundable one-month deposit, and no brokerage. If you rent furniture through RentoMojo, its monthly rent is separate. Your lease starts on the day you move in, and rent is paid online each month from your EYL account.

Ways to keep move-in costs down

  • Look for zero-brokerage homes.
  • Check how much deposit is asked for, and when it is refunded.
  • No furniture yet? Pick a fully furnished home, or rent furniture and appliances monthly through our RentoMojo partnership instead of buying them.
  • Ask what is included in the rent, such as maintenance.
  • Get every payment in writing, with a receipt.

Quick answers

How much money do I need to rent a flat in Delhi NCR?

It depends on the rent, the deposit and whether a broker is involved. With a broker and a two-month deposit, it can be about four months’ rent upfront. With EYL, it is two months’ rent in total before you move in: your first month plus a refundable one-month deposit, with no brokerage.

Does EYL charge brokerage?

No. EYL charges zero brokerage, always, and prices include GST.

Is there a security deposit with EYL?

Yes, one month’s rent. You pay it with the rest of your first month before you move in, and it is refunded when you move out, less any unpaid rent, bills or damage.

When do I pay the rest?

Any time before you move in, once your documents are verified. It covers the rest of your first month and the one-month deposit. Your lease starts on move-in day.
