Best Societies to Rent in Greater Noida West (2026): Rents, Amenities and Metro
Ten well-known societies in Greater Noida West (Noida Extension) compared for tenants: developer, size, 2026 asking rents by BHK, amenities, what is nearby and the metro situation.

In this article
Greater Noida West, also called Noida Extension, is mostly large gated societies: rows of high-rise towers with a clubhouse, a pool, parks and shops inside or next door. Rents here are lower than in most of Noida, and the society you pick shapes your daily life as much as the flat does. This guide looks at ten well-known societies that tenants often shortlist, with the developer, size, typical asking rents, amenities and what is nearby, plus how to choose between them.
How we picked these societies
We chose large, established, ready-to-move societies in Greater Noida West that had active rental listings in August to November 2026. This is not a ranking, and Ease Your Lease has no tie with any of these developers. Facts come from the listing portals and news reports linked under each society and in the sources at the end. Rents are asking rents on those portals for flats in that society, with the month they were checked. Actual rents vary with the tower, floor, furnishing and how long the flat has been empty, so treat them as a starting range. Where two portals disagree, we show both.
Greater Noida West societies at a glance
- Gaur City 1: 2 BHK about ₹18,000–21,000, 3 BHK about ₹18,000–30,000.
- Gaur City 2: 2 BHK about ₹16,000–26,500, 3 BHK about ₹21,000–32,000.

In every society, maintenance is paid separately to the society, on top of the rent. Ask the owner what it is and who pays it before you agree.
Getting around: metro and roads
There is no metro station in Greater Noida West yet. Most residents use Noida Sector 51 (Aqua Line), which is joined by a skywalk to Sector 52 (Blue Line), and reach it by auto, cab or their own vehicle. How long that takes depends a lot on where your tower is and the time of day.
A metro line to Greater Noida West is planned. How to choose a society in Greater Noida West
- Start with your commute. If you work in Noida, check how long the drive or auto ride to Noida Sector 51/52 metro takes from the society at the time you would actually travel. If you work in Greater Noida or along the Noida–Greater Noida Expressway, check that route instead. Societies close to the link road or NH-24 are easier to get in and out of.
- Ask about tenant rules. Some societies or owners prefer families, and some have rules for bachelors and flatmates. Ask before you visit. Our guide to renting as a bachelor in Noida and Greater Noida covers what to expect.
- Check power backup and water. Ask how much power backup the flat gets, how it is billed and how water is supplied, so there are no surprises in summer.
- Know the society's tenant registration. Many societies ask tenants to register with the maintenance office before moving in, usually with a copy of the rent agreement and police verification. See our guides to the rent agreement in Noida, Greater Noida and Ghaziabad and tenant police verification.
- Ask about maintenance. Maintenance is paid separately to the society. Agree in writing whether you or the owner pays it, and how electricity and water are billed.
- Look at the tower, not just the society. In a big township, two towers can be very different in age, floor, view and distance from the gate.
